My clients are in contract to purchase a $2M fixer. It sounds a bit mind boggling to have $2M and fixer in the same sentence BUT this home will be phenomenal once all is said and done. I am so looking forward to the finished product!
Team Work Makes the Dream Work! Just Sold SSF commercial building $4,300,000... I have had the good fortune of representing a national nonprofit with all their local residential real estate needs. A while back they decided that they were going to sell a commercial holding. Though I have commercial experience, this project seemed a perfect fit for one of the best commercial agents I know, my good friend and CB colleague, Eric Chin. With Eric's guidance and dedication, we were able to maneuver through an especially difficult commercial market (given the pandemic) and close a deal that made all parties happy! The value of experience ... My very first listing was a duplex in the Mission which needed major repairs, had abatement issues, and the owner had rented out every room in both units to individual tenants. I was so excited to have a listing that I didn't really give much thought to the difficulty of such a sale. Needless to say, I learned quite a bit. Two separate deals fell apart before we sold it on the third try (ironically, the third offer was the highest offer). In to...tal, it took about 6 months. Fast forward 10+ years. I was asked to assist with the sale of a single family residence that was being rented with three separate tenancies (none with a written lease), which needed substantial work/repairs, had abatement issues, and the seller needed the money rather quickly (health issues). This time around, I vetted every agent and potential buyer as to their experience with this type of sale. I also worked closely with the tenants, keeping them in the loop of every action. An agent who had been a contractor and his buyers who understood the situation toured the home and presented an offer later that day. We closed last Friday after only 25 days. Sometimes things work out rather well ...
The fall selling season is upon us. We have already begun to see an influx of inventory. The condo and high end market has softened a bit but single family homes, especially at the entry level, continue to be very strong.
