Labor Day has traditionally marked the end of summer. I am often asked for my take on the housing market and wanted to point out a big mistake that a lot of homeowners are making right now. Too many people are taking a "Let's let the COVID-19 crisis blow over before we make a move" stance. While that may be prudent advice in many areas of our lives, if you are considering moving for any reason in the near future, waiting is likely an error that will cost you a lot of money. The housing market across the country is currently bein...g hit by a double-whammy creating the strongest Seller's market I've ever seen. Almost every reasonably price property up to 1.5 times the median price is getting multiple offers. In some cases, people are waiting in lines to get in to see the home and competing against 10, 20, or even 40 offers! Why is this happening? The short answer is uncertainty. As already mentioned, the COVID-19 crisis has a lot of potential Sellers waiting things out to see what happens. Inventory is incredibly tight. And at the same time stock market investor fears have pushed bond rates, and subsequently mortgage rates, to all time lows. Buyers can qualify for a much nicer house and they're all competing for the limited inventory. It's the perfect storm. How will this end? Nobody has a crystal ball but it's fairly certain that once fears of COVID-19 start to alleviate, rates will begin to rise and we could see a flood of pent up inventory hit the market. Home values could stagnate, if not become a temporary Buyer's market, something not seen in many years. That will allow the buyers who have been feverishly dealing with such a strong Sellers market the opportunity to finally get the home they desperately want, but at a higher monthly payment. Sellers will be competing for fewer qualified buyers and may have to sell at lower values.
