A lil hilarity to brighten everyone's day! The federal rate cut earlier this week has caused alot of confusion and inquiries. The federal funds rate is the rate which banks lend money to one another and the government. It is not the long term mortgage interest rate. Those rates are driven by the bond market. While rates should be much lower right now, there is a reason for rates being hiked up by banks and lenders. The entire mortgage industry is struggling with manpowe...r and liquidity to close and fund all of the volume that they currently have. Couple that with all of the stock market and world volatility and here we are. We firmly believe that rates will come back down and adjust when all of this madness starts to settle. We are still taking applications and recommending that you get your applications and paperwork in to get in line to have your loan processed and your rate locked when the time comes. Yesterday was a wild ride all day with the market and rates! It felt like every force possible was moving rates every which way but loose! We were lucky to get some locks in amid the madness. Mortgage rates are at an all time low!

True and confirmed! The federal reserve made an emergency interest rate cut by .5% this morning. This this the single biggest cut since the fall of Lehman's brother in 2008. Please keep in mind and beware that the long term interest rate may not follow suit immediately and looks to be doing the opposite for now. A rate cut like this does not translate the way most people assume. The fed rate has an affect on short term and variable rates. Long term and fixed rates are ac...tually driven by US Treasury notes and bonds. The 10 year Treasury Bond hit its lowest point ever in history last week which translated to lower mortgage rates. Some lenders and banks had some knowledge or expectation of this morning's rate cut yesterday and we had a mid day price change for the worse. The stock market is rallying now.
