HOA: HOA is something you may have heard. HOA stands for Homeowners Association. Living in a community with an HOA means there will be certain rules and regulations residents must follow, and there will be some fees as well. Generally, the HOA’s require that homes be maintained to a certain stan...dard and often include neighborhood amenities such as community pools, tennis courts, or open space areas. Don’t forget to review the HOA documents before purchasing a home. EMD or Earnest Money Deposit: This is the deposit put into an escrow account upon offer acceptance and it represents a buyer's good faith to buy the home. This money is at risk of being lost if the buyer defaults once the contingencies are removed. It’s pretty straight forward but it’s smart to know for what reasons your deposit can be returned and when it can not. The more you know, the more you can fully purchase a home with confidence.
