Pending Home Sales, which measures signed contracts on existing homes, were down 1.1% in October. This was less than the 2% gain expected, but sales are still up 20.2% year over year. The month of month decline was not due to a lack of demand but a lack of supply. Remember that supply of existing homes is down 20% year over year. If there were more homes on the market, there would be more sales. It's still impressive that sales are up 20.2% year over year with inventory down almost 20%. #MarketTrends

The Case-Shiller Home Price Index, which is considered the gold standard for appreciation, showed that nationally there was a 4.8% annual gain in July, which was 0.5% higher than the gain we saw in June. The 20-city Index rose from 3.5% to 3.9% year over year, with almost all of the cities showing strong gains. Phoenix, Seattle and Charlotte reported the highest annual gains among the 19 cities. Phoenix prices rose 9.2%, followed by Seattle with a 7% increase and Charlotte ...with a 6% increase. The 4.8% national reading is very in line with our expectations of 5% appreciation. Case Shiller said that they expect this year over year figure to jump again in August. Make sure to quantify the opportunity in housing to your customers. Someone buying a $300,000 home, that gains 5% in appreciation, would benefit by $15,000 in just one year on appreciation alone. Pending Home Sales, which measures signed contracts on existing homes, were up 8.8% in August after a 15.9% gain in July! The index is now at an all-time high. Year over year, sales are up 24.2%, which is a big improvement from 15.5% in the previous report. It’s incredible to see the index at a record high since they started tracking Pending Sales roughly 20 years agoall in the face of record-low inventory levels. #MarketTrends

New Home Sales, which measures signed contracts on new homes, were up 4.8% in August, which was much stronger than the small decline expected. Sales are now on a pace above 1M for the year and are now up 43% year over year. The median new home price decreased 3% year over year to $312,800but this is not home values and does not mean home prices went down. It means that half the homes sold above and below that figure, meaning that more lower priced homes sold, which makes sense. Builders have been trying to put up more affordable homes for first time home buyers.
