Here's a list instead of rambling on: 1. Los Angeles is still a destination city. Many leaving NY are coming here. 2. LA economy is diverse with giant growth in high paying jobs in finance, medicine, Netflix type studios, and FB type of companies. Not covid effected. 3. Buyers in mid market are high double income low debt and can qualify easily for a home loan. 4. Weather 5. Did I say weather? 6. LA offers a great lifestyle of restaurants, attractions, entertainment, shopping, beaches, and weather. 7. These new buyers today don't have lavish lifestyles. They don't spend money on cool cars, fancy clothes, luxury watches. They prefer to put their money into a home. 8. They have savings for a down payment. 9. They have an inheritance for down payment. 10. They're getting their down payment gifted by their parents. 11. Mood. Mood is positive for these buyers. 12. FOMO. It's desire not necessity that drives them to buy in LA. There aren't millions of these buyers. Thousands are all that's needed to keep the market going.

In a call with former Fed Chair Bernanke. Paraphrasing him, we are 3 years away from pre virus full recovery & full employment with a very strong 2021 recovery.... This assumption is made based on virus recovery that he believes will happen. My takeaway is, it'll be the beginning of a growth like 2016 after the election was. The investment community got the downturn & recovery they wanted and the big bailout with huge payoffs like 2009. Sentiment will not be positive until after the election & if it happens, after the election is contested in the courts. Buckle up, be informed, be ready, be optimistic, and be patient.
