Lending in the COVID era -- some new rules for landlords who refi any one of their loans. We need to see evidence that you have collected rent over the past 2 months (if we are using those rents to qualify for the new loan). So if your tenant has not paid rent the past 2 months, we need to be able to qualify you without that income. Just another interesting twist in COVID era lending.

Been seeing a lot more activity from new buyers calling me about getting pre-approved for a home loan so they can start shopping and take advantage of historic low rates. Zoom meetings have filled up my calendar. Let me know if you want to zoom into home ownership.

Good news for rates. The Fed decided today to keep the target range for the federal funds rate at 0 to 1/4 percent. Along with the Fed purchasing of mortgage backed securities, we should continue to see low mortgage rates. Notice I did not say lower rates. I believe rates are low and will stay in this range. But don’t expect mortgage rates to go lower.

Great to see 52 local Realtors and affiliates at the weekly Brokers Tour Meeting, Zoom of course. Nice to see energy in the real estate market, with homes for sale, new listings and escrows closing. Mortgage Lending is running full speed with amazing rates. Good time for a #mortgagecheckup.

Forbearance reduces or suspends your monthly mortgage payment for a period of time. That may or may not be the right solution if you are experiencing a short-term hardship. Make sure you ask the right questions when requesting an agreement with your mortgage servicer, and know what the terms of repayment look like. And, if at all possible, never simply stop making a mortgage payment.

Well this is a wild market. Super low mortgage rates. Super high mortgage rates. Super low rates again. I’ll share the same advice I give my top clientsget your loan app and file set up and ready so you can lock in a rate when the time is right. Don’t wait unless you know how the markets around the world will be reacting in the coming weeks. Up? Down? Both I’m sure.

VA home loans for 2020 have no sales price limit with 100% financing. That's right, no down payment. Previously, there was a down payment required if the sales price exceeded the conforming loan limit of $726k. Good news to help Vets in our area. Contact me for details.

Confirming limits for 2020 published today. $510,400. In our high cost area the limit is $765,600. Confirming loans tend to be easier to qualify for, require lower down payments (5% down for the larger loans) and allow lower credit scores, helping more potential buyers realize the dream of home ownership. We will start locking these new loan limits soon.

The Fed cuts rates!

OK, .25 point rate cut but that is not likely to lead to lower mortgage rates today. Call me to discuss the best strategy for your refinance.

It’s Fed Day! We can feel the tension and excitement. Will they cut rates? Most likely, but the bigger question is will mortgage rates go down? Maybe, but a Fed rate move does not always translated to a move in long term mortgage rates. Standby.

In spite of the government shutdown, the IRS is back to processing requests for tax transcripts (a requirement for most home loans). But they are backlogged, as you can imagine. We do have some work arounds, for most programs, and our loans have been closing on time.

Time to buy? Time to wait to buy? It is projected by some that home values in CA will decline next year, by .2% and that's not much. On a $700k sales price that would result in a savings of $8 per month. Did you know that if (when) rates go up by a quarter of a percent that would cause the payment to go up by $77 per month? Rates can go up by a quarter in a matter of days in this volitile market. And while you wait to buy, your rent payments are paying somebody else's mortgage, building somebody else's wealth. Great news to help more potential home buyers in Santa Cruz County. The new conforming loan limit for 2019 will be $484,350. That is up from $453,100. And be...tter yet is the so called high balance conforming limit which will be $726,525. That is up from the current limit of $679,650. Conforming loans are acquired by Fannie Mae and Freddie Mac, are generally easier to qualify for and allow for lower down payments.
