As we’ve been educating our clients & Realtor partners for the past decade+, a Fed rate hike does not move mortgage rates in lock step, or even in the same direction, and market reaction today is a perfect example. Mortgage bonds are up, which lowers mortgage rates, after today’s Fed rate hike. The greatest drivers of bond prices, which determine mortgage ra...tes, is how fixed rate of return investment vehicles such as bonds stack up against inflation & alternative investment opportunities. The Fed’s inflation target is 2%, rates hikes/cuts are their primary tool to achieve this target. While the Fed often hikes rates in the same big picture economic environment (rising inflation) in which mortgage are long trending upward, yet short term reaction to Fed rate hikes is often bond friendly, as we have seen today. Looking ahead, the Fed is indicating the economy will warrant gradual rate hikes, and we’re expecting 2 more rate hikes in 2017. Bottom line, if you are are concerned mortgage rates tomorrow will be higher as a result of today’s rate hike they will not.

As if buying in NV didn't have enough benefits already...did you know that the NV Housing Division has been giving out FREE MONEY to home buyers to help with their down payment/closing costs since Nov 2014? We are talking about up to 5% of the home's value in FREE MONEY. As long as you make less than $95K, the home is less than $400K, and you have a 640+ credit score you can qualify. And to top that off with a cherry...if you are a first time home buyer (or haven't been in 3 yrs), you can get around $2000 of tax CREDIT (not deduction) ANNUALLY for the life of your loan. Crazy how much you have to make to live in the Bay! Home prices have far surpassed their pre-crash peak and this bubble has gotta burst at some point in the near future. Although Tahoe real estate is more affordable than the Bay, our median sales price has increased 67% since August of 2012! (Now $385K from $230K) This is nuts. It's great for those looking to sell but it is not realistic. I did a quick calculation of "how high your salary has to be to buy a house in South Lake Tahoe" and the answer is $84,000 (Household total. This assumes you buy a $385K property, 20% down or $77K, 4% APR, AND no debt). How can our tourism-industry workforce afford that???

Check out the current South Lake Tahoe real estate market trends on TahoeSouthREALTOR.com. Prices are leveling off after steady increases for the past 3 years. There were 76 home sales that closed last month, and 47 homes were added to the market for a total of 245 homes for sale. On average, homes in Tahoe South are taking about 100 days on the market to before an offer is accepted.

RED ALERT: Vacation Rental Program at Risk! The City of South Lake Tahoe will be considering a serious limitation to its Vacation Home Rental (VHR) program on Tuesday, June 16th. Not only will this effect property values and impact REALTORS - but it will have far reaching long term ripple effects on our local economy. City staff and Council members are not convinced that this is the case and it is vital that they hear from the local business community, and not just REALTORS and Property Managers. Make sure your voice is heard!

This study shows that homeowners on average overestimate the value of their properties by about 8%. This is becoming very apparent - as prices rise, so does seller confidence. The article states, "Other than the obvious emotional attachments that color our perceptions of our homes, where do we tend to err when it comes to estimating value? Top of the list: unrealistic expectations about how much the improvements you've made to the house will add to its resale value."

Here's an update on where we are at with the changes to the Vacation Home Rental Ordinance in South Lake Tahoe: The South Lake Tahoe City Council voted on April 21st to: 1) limit occupancy to two people in a studio, four in a one-bedroom, and then two per bedroom plus four others for two-bedroom and larger places; 2) have two ordinances one dealing with vacation rentals in neighborhoods, one for those in tourist areas; ... 3) enforce no noise after 10pm (including jets must be turned off in hot tubs); 4) not to address individual room rentals in a residence; 5) To fine renters and owners who violate the ordinance, with the fourth infraction in a 12-month period resulting in revocation of the VHR permit; 6) To hire people for more and better enforcement. STILL TO COME: Consideration of a new VHR Permit Process The City will consider a revision to its process, likely to be brought before City Council some time in June, to have FUTURE VHR permit applicants follow a process similar to getting a special use permit, which would include notifying neighbors of the desire to use the structure as a vacation rental. PLEASE NOTE: This has not passed or been implemented yet. CITY COLLECTING OPINIONS ON VACATION HOME RENTAL PROGRAM The City of South Lake Tahoe has a new method of collecting public input on items coming before the Council. - making it easier for people to weigh in and make suggestions. - Staff will use public input to draft recommendations. - City Council will have link to collect public votes. Spring has sprung and the Tahoe real estate market is waking up from Winter! See the latest stats here. April median sales price is up 7% from 2014 at $348,000. There were 107 new listings, 49 closed sales, and 288 total homes for sale in last month.

Home staging research shows that buyers are more likely to walk through a staged home they find online, and are willing to offer more than a non-staged home. If the median cost to stage is $675, and you can recoup a minimum of 1% of the sales price, you will break even on a $67,500 home. With South Lake Tahoe’s median sales price at $348,000 home staging is a no brainer!

Many people are shocked when I tell them their home remodels will not recoup the entire cost in a sale. Well, except maybe for a new front door (doors are cheap). BUT, upgrades and remodels WILL make your home show better and sell faster, which will save you months of mortgage payments and home expenses. Since all the items on this list recoup at least 77% of their costs, the verdict is that upgrading before selling IS a good idea.

I attended the SLT City Council meeting yesterday morning and heard many sides to this story. Most agree that the City should take better steps to enforce the current code rather than impose more regulations. In order to accomplish this, VHR permit fees and fines will increase. While some issues regarding noise, trash, and occupancy were voted on, the most concerning issue that remains on the table is a proposed moratorium that could last up to 2 years on new VHR permits so that the City can evaluate the overall impact of vacation home rentals. As a resident, owner or visitor - how do you feel about these changes?

The March MLS data is showing signs of market recovery from a slow winter. Sellers: The median sales price is up $86,000 from 2 years ago. Buyers: The number of new listings is up 43% from March last year with a total of 106 new properties added just last month. Check it out for yourself!
