LIVE MARKET UPDATE ALERT . This week's 7 day market watch is very similar to last week. There are 231 new listings this week in Santa Clara County (last week had 235). Listing prices drop went from 83 to 93 which higher than last week so prices are starting to drop in some areas. Listing cancellations have also increased from 16 to 22 which is showing us that a few more seller’s aren’t able to sell off but they can hold their property still . .... Overall there are about 1,048 active listings in Santa Clara County. However only 200 of them are under $1 Million, which is an affordable price point for most home buyers. And out of that 200, only 140 are active listings in San Jose for a population of about 1 million people. Do you think it would be possible for Houses prices to drop with such a low inventory????? This week's 7 day market watch is very similar to last weeks. There are 235 new listings in Santa Clara county and another 82 list price decreased. The pendings are still strong 88 contingent and 215 pendings. Solds are still over 200+ . . Overall there are about 1,000 SFR home in Santa Clara county which is still pretty low. When we see 1,500+ SFR active on the market then we know it's becoming more of a Buyer's market

Bay Area Real Estate Market Update! . . Looks like inventory is still low... hovering around 230 actives. We notice much more price reductions 104 compared to 77 price reductions last week. Pendings and contingent are still up so inventory has to go down... Solds are still strong about 194 .... . What do you all think of the Santa Clara county market? See more
