Spending more time in Truckee as it’s a short drive to Reno (shorter than SF to Mill Valley) it’s going to be interesting post pandemic how the little town manages the increased population- and how the new expats handle a big snow winter (no sight of that anytime soon sadly).
Linda Lam and I are bringing on an adorable 2bd condo in 'District 7' Aka Pacific Heights. While we get it ready for photos and the 'virtual showings' we'll be doing during these lockdowns I'm checking the data to see what a good list price should be. It's interesting that for our listings size, price range, and parking the Months Supply of Inventory for the city as a whole hit a 6.6 month supply of inventory and has backed down to a 6.1 month supply, which is the low end of a 'Seller's Market'. District 7 is currently at a high of a 4.2 month supply of listings, which is by definition a neutral market (not a Seller or Buyer) market. What does this mean? Even in a small 49 square foot city prices are hyper-local and can change block by block.
