TL;DR Supply and demand will be brought more into equilibrium, which means price growth will slow or stop. That doesn’t necessarily help buyers who are not all-cash. Also, international buyers return as travel begins to normalize, and the US is the beneficiary as global uncertainty makes international buyers realize that hot international markets (Dubai, Tel Aviv, Moscow - in 2021 - so much for that) carry significant political risk while the US does not.

I kind of love it when I get to work with a client who is completely out of my area because it’s a challenge starting from scratch not having easy familiarity the way I have in most neighborhoods in San Diego. Yup. My buyers have definitely experienced this... bidding wars of up to 5% are one thing. Over 10% leads to being completely upside down on the purchase and no possibility of appraising, which a savvy buyer would (and SHOULD) say no to.

This. I've been a renter and an owner, has bad landlords and good, and I take no sides. But I firmly maintain that a housing crisis is coming, just that there will not be price cuts as massive as the last time and because of all the moratoria in place (both for rent payments and mortgage payments) it's going to happen in slow motion. Remember, the stock market crashed in 2008, but prices didn't bottom until 2011. This time, it will only begin in 2021 when the moratoria expire, and prices will take another 2-3 years to bottom out. Hopefully this is not the case and a combination of vaccines, treatment, and stimulus will help weather this storm

Hallways and stairways are boring!! And gallery walls just look too messy sometimes. My favorite way to dress things up are tiled stair risers, whether in a traditional Spanish motif or something monochrome and modern (swipe right for the second, which I laid in my own home )
