The short story, we found a house across the street in this beautiful community that my clients really liked. We wrote a very reasonable offer, but the Sellers... rejected. Rewrote a better offer, and the Sellers rejected because they were set on their price that they had in mind. My clients almost gave in and considered writing that offer at the price that the Sellers wanted (which is a VERY common thing to do in this market). Then a few days later, this beautiful house that you see here that is much bigger with 6 bedrooms and 3 baths, on a bigger lot right across the street came on the market just in time to stop us from doing so. We acted quickly and communicated effectively with the Listing Agent got the house in escrow at under the listed price (a little unheard of in today’s market), and it appraised for higher than even that listed price (so my buyers walked into equity by the time that they moved in). Although the listing clearly showed that the fancy fridge is excluded from the sale, we worked up our charm, negotiated, and got them to leave that fancy fridge for my buyers. We were also able to keep that gorgeous pool table set AND got credit toward their closing costs.
