I just received a call from someone asking about a Sunset home that is listed. I told him it is listed at 1.195m but will probably go for 1.5m+ since it is a 3br 2bth 1792 sq ft home. This home is also special because it is a Rousseau which is named after a famous developer who only did limited units in the Sunset district in San Francisco. He started to get irritated and says "As a buyer, this is ridiculous and misleading. They should list it for what it is worth. If th...is is the case then I will go buy somewhere outside of San Francisco." I told him that's fine and I wished him luck. I have never heard of someone getting so upset about how the market list below value and mostly everything goes above. It felt like he was directing his anger towards me when I was just trying to keep his expectations grounded. My advice to my clients is always to look at evidence of what sold that is similar to your property or comparables. Those will determine what the real value of the property is. This is the smallest condo I have ever closed on. 300 sq ft Studio Inner Mission District... Newly renovated in the past 4 years. In Unit Laundry No Parking Listed at 475k We purchased it for 460k. I know people talk about how the San Francisco market is crazy but my client really liked it, and she thinks it is perfect for her. Her budget was also limited so we searched for 4 months and this was what she was interested in! Long real estate story time. TL:DR: Just Read it. This is an 1886 Victorian located in Oakland off of International Blvd. This is a 3 story historic gem with 4 bedrooms and 1 bath on the top floor and living, dining, kitchen, parlor, and full bath on the main floor. There is a huge basement ready to be developed and a huge garden with an in your face palm tree in the middle. The period details in this property were amazing. Not only do the door handles have markings but the d...oor HINGES as well. The story behind this property is very special to me and my client. The owner of the property passed away this past year in the Oakland Warehouse fire that was all over the news. The father was in charge of selling his son's estate ,and the listing agent was the same person who helped him purchase this property in 2011. This was a personal transaction all around. My client walked into one of the weekend open houses and the listing agent immediately assumed he was one of the owner's friends. The listing agent later told us that my client and her client were so similar in style and demeanor. She was shocked to find out that he wasn't a friend and that their similarities are purely coincidental. They were both in their mid/late 20's, frequenters of the festival Burning Man making multiple art sculptures and floats, and they were both really interested in music and creating a music studio on the property. We placed an offer on the property with a very personalized letter to the owner. He conveyed that he currently lives in a warehouse in Oakland and the fire is what inspired him to start his real estate search. Our offer wasn't the highest and neither was it all cash. There was an offer that had both of those things ahead of us. However, we were able to connect with the listing agent and the owner's father in a respectful way. They accepted our offer putting the higher priced/all cash offer in back up. We closed about a week ago! List Price: 750k # of offers: 5 Sold Price: 900k Bonus* Appraised price: 915k Every transaction is special to me but this one was very unique. The house, the story, and the happy ending. 217 Del Monte Ave in South San Francisco is my new listing I have out this weekend! Open: Sat and Sun 2-4pm List Price: 795k Bedroom: 3... Bathroom: 1 Parking: 1 Sq Ft Internal: 1320 Lot Sq Ft: 7800 The seller is a personal friend of mine that I've known since high school. We ran into each other 2 years ago when I brought Madison (my dog) to Pet Smart for puppy lessons. He was picking up his dog from the daycare system and we ran into each other and were able to catch up! 3 years later, I am helping him sell this property in SSF so he can move his family to San Ramon next year into a new single family home construction. James Carolino is nervous about this entire process since moving into San Ramon is contingent on the sale of this home. Just closed on this 5 bedroom 3 bathroom with two 1/2 bathrooms 4 level house. 2 car side by side 4 level home with open views of the city (just houses, not the city skyline) There is an outdoor deck located on EACH of the four levels and 2 story ceilings in the living room!... This is the most expensive SFH I have done in my 5 year career! Days on Market: 74 Days Original Price: 2.65m Sold Price: 2.43m (Negotiated with the seller over a course of a month) My clients have jokingly expressed that they will probably not use the 2 bedroom 1 bath located on the very bottom floor during their entire stay. Some people have mentioned to me that these micro units make San Francisco seem pretentious. "Who does San Francisco think they are to put 485 square foot 1 bedroom 1 baths for sale?" I'm not defending these buildings and I certainly wouldn't personally purchase one. However, isn't this simple supply and demand? If people are purchasing it then isn't that reason enough to build?
