Here is a sneak peek into the strategic offer writing formula:... Step 1: Know the market (aka be an educated buyer) - This is critical to writing an offer confidently and preventing cold feet. Your Real Estate Agent is the key to your education! You'll want to know things like: Is it a buyer or seller's market in the area where you're looking? How quickly are homes selling? What is the average list to sold price? We run comps to substantiate what to offer and review it with you. Step 2: You should know your budget inside and out by now - you'll want to know your numbers so you are comfortable with the price you're offering and know the difference a $10-20,000 swing will make in your mortgage payment. Don’t forgot to consider closing costs as part of your available funds to purchase. Step 3: Check the stats - how long has the house been on the market? This is one quick indicator of how in demand the house is. From there you can determine if there are other offers on the table and therefore how aggressive your offer needs to be. Step 4: Combine Steps 1-3 to determine a smart offer price! As your realtor, I will always advise on a strong offer price!
