Good day to everyone! Here's some great perspective for you on what I'm seeing in the market not only now but since the end of 2020. A lot of us Realtors call it "chasing the market" and it's what frustrates buyers to no end as a lot have been slowly priced out of the market with rising prices and now rising interest rates. "Combine rising interest rates with rising prices and it means buyers in March 2022 paid 20% more each month for a standard 30 year mortgage than thos...e that bought in January 2022. That's 38% more compared to just one year ago" per Zillow market report from March 2022. We are not in a normal market by any means. Homes are still selling rapidly with a median days on market at 9 days and home price gains in double digits. As a buyer, working with a local agent like myself who understands trends, local markets and what it takes to write a successful offer will make the stressful buying process as easy as can be. As a seller, pricing your home properly with great marketing and market exposure creates the most successful multiple offer scenarios. 10 offers to work with is better than 3. Hey there! I see you! All jokes aside I was on a great zoom meeting yesterday with the California Association of Realtors and wanted to share some resources for my buyers out there. For those that qualify, down payment assistance is available for buyers out there that need it. You don't even have to be a first time home buyer for some programs. Hopefully everyone knows you don't have to purchase a home with 20% down and I will reiterate that fact. Sure the more you're able ...to put down the better as it will reduce your monthly principal and interest payments. But it's not a requirement. @calhfa is a great resource available to first time homebuyers and have great options available. The Golden State Finance Authority is another. Their website is www.gsfahome.org and goes over all programs and guidelines. If anybody has questions please don't hesitate to DM me. I'll leave this one right here...Some end of month numbers in from @realtordotcom and a lot to unpack about the state of the market. Home prices nationwide broke another record with the median listing price at $405k for the first time ever. Up 13.5% from last year and 26.5% from March 2020. Active listings nationwide were down 18.9% from March of last year and 62.3% from 2 years ago. For every 5 homes that were for sale in March of 2020 now there are 2. This is a main reason... for staggering price growth even with rising interest rates. Demand is there. We are still at a 5.8 million home deficit even with increasing construction. For context this is 5+ years of construction at the current pace. Our current inventory scenario won't be changing any time soon. The good news is that even in a competitive market like this your goals still can be achieved.
