It is very important that you evaluate the potential profitablity of a project and how it aligns with your goals. We reccomend looking at the following things (look at our blog for the full list): Rents and vacancy rates in the area Economic trends and projections in the area For existing properties, review the income and expenses, maintenance records, and all leases.... We also reccomend looking into potential roadblocks. One of those potential roadblocks could be zoning. Zoning can restrict the redevelopment of a property, so you need to fully understand what is and is not permitted on the property. However, a properties zoning can be changed but its something you need to know in advance while also factoring into your budget. Another roadblock would be enviromental issues. Sites with potential contamination or other enviromental propblems can put a stop to your redevelopment plans due to budget costs and clean up. A fesability study is an easy fix to see any potential enviromental issues. Looking into potential roadblocks on a property can save you money and time and is worht it!

As a property owner you are always going to want to increase your NOI, you can do that by redevelopment! There are multiple ways that a redevelopment helps you as a property owner. A newer center attracts more consumers equaling more sales, which in return means higher rent for you. This is great for base rents as well as percentage leases. Another bonus is the ability to upgrade the HVAC, electrical, and plumbing. The importance of this upgrade is that newer systems will cost lest to maintain than the older. A great investment that we recommend making. Lastly, you are able to make some cosmetic changes that can give the property a newer, cleaner look and feel. A newly redeveloped center is always more appealing to potential tenants and clients.
