Our local market hasn’t ceased to amaze us yet Home and condo sales for January were up 22% over last year and the median sales price in South Santa Barbara County was up 30%! We are seeing our highest number of sales in the last 15 years, despite low inventory. 88% of homes that hit the market have sold and all in little to no time - with a median of 11 days on market. Last year the number of first time home buyers was the highest we’ve seen in 10 years and second / vacati...on home purchases were the highest we’ve seen in 4! Interest rates are still historically low, encouraging buyers that there is no time like the present. There is no evidence of a large number of impending foreclosures and both the California and National Association of Realtors predict home prices to continue to raise at a higher than normal rate over the next few years. Want to hear some numbers that may shock you? Last year’s closed escrows were UP 14% on average (with roughly two months of almost no activity)! Montecito sales were up 60%, Santa Barbara 10%, Hope Ranch 19%, and Carpinteria / Summerland 9%, with only Goleta being down 5% (solely due to lack of inventory, or it could have been up 10-15%). This is the first time in known history that Montecito closings (300) were higher than Goleta (297). South Santa Barbara County as a whole ...had 2,118 sales. But it gets more exciting than that.. Last year’s median sales price also rose drastically throughout the area. Montecito was up 18%, Santa Barbara 11%, Hope Ranch 14%, Goleta 10%, Carpinteria / Summerland 5%, and Condos 10%. A normal, sustainable appreciation is 4-6%! And it isn’t stopping.. In 2021 the California Association of REALTORS predicts housing prices will go up 13% nationwide and the National Association of REALTORS predicts they will go up 8%, with another 5.5% in 2022. Imagine what that could mean for Santa Barbara. The market is and things aren’t slowing down anytime soon. Buying or selling - it’s the perfect time to make these numbers work for you!
