How do plants purify our air? Let's look back at science class: During photosynthesis, plants convert the carbon dioxide we exhale into fresh oxygen and remove toxins from the air we breathe. NASA tested this theory in a landmark 1989 study when they examined how popular houseplants diffuse many toxic chemicals including the following: Formaldehyde, which can cause irritation to nose, mouth, and throats.... Benzane, which can cause irritation to eyes, drowsiness, dizziness, increase in heart rate, headaches, and confusion. Trichlorothylene, which can cause dizziness, headache, nausea, and vomiting. In that study, they found several, no-fuss plants that actually filter out the bad stuff and easily grow indoors. How many plants do you need to purify a room? The more plants, the better. To reap the benefits, have at least two plants per 100 square feet. Keep in mind that plants with larger leaves think: palms purify air quicker. Bill Wolverton, the man behind the NASA study, also recommends fern and ivy plants because they take up the most surface area.

A Korean Prince and Princess Now Call a $12.6 Million Thousand Oaks Estate Home Andrew Lee, Indiana-bred tech entrepreneur and heir to the Joseon dynasty, landed a big, new place in Ventura County Dated -December 14, 2020... Move over Harry and Meghan, another handsome young prince and his wife have bought an even bigger estate (in terms of acreage) than the ex-royal couple. Andrew Lee, a tech entrepreneur and royal heir to the Joseon dynasty of South Korea, and his wife, princess Nana Lee, recently purchased a palatial storybook castle on more than 20 acres in Hidden Valley, an equestrian community just north of Los Angeles. The $12.6 million dollar mansion was the priciest real estate transaction in Thousand Oaks this year. The property is part of the White Stallion Ranch, a collection of extravagantly themed luxury homes developed in 2006 by Sylvester Stallone and Bruce Willis. The opulent 14,000-square-foot house, inspired by the palace at Versailles, has seven bedrooms, 13 bathrooms, a wine tasting room, gym, movie theater, and custom-made chandeliers and fountains. The acreage is dotted with formal gardens and limestone walkways that lead to an infinity pool. Lee, who describes himself as a regular dude, was born in Indiana and has sold several tech startups. He marketed fancy cigars, sports shoulder-length locks and favors hip-hop gear, and is a longtime Bitcoin promoter. At a 2018 Passing of the sword ceremony inside Crustacean restaurant in Beverly Hills, Lee was named successor to the throne by His Imperial Highness King Yi Seok, the only remaining heir living in Korea to the Joseon dynasty. The family ruled Korea from 1392 to 1897.

You raised red flags from the get go this could be a long list of contingencies and extended time frames for meeting them the sellers are going to pick the easiest well qualified buyer, not the most complicated or risky! 4. You didn’t offer your highest and best but what does that really mean? It means offering what you’re willing to pay for the home from the start. Sometimes owners choose a person based on other factors besides money that have nothing to do with you. Especially in multiple offer scenarios. You shouldn’toverpay for a property either. It just means that doing your due diligence with your agent up front to determine what is too much for you to offer on the house vs where you feel comfortable. A house is only worth what buyers are willing to pay for it. This also isn’t the time to wait for the sellers to counter. When you meet with your Real Estate Agent prior to looking at homes, you can learn about the market you’re buying in to determine strategy! You just got an offer, now what? Let’s break down your negotiating power 1. Length of contingencies: When a buyer submits an offer, they will include any necessary contingencies such as the home inspection, appraisal, and financing. These contingencies have deadlines attached to them in your contract. If you are trying to juggle a double move (sell your house and buy) you'll want to make sure these deadlines aren't being extended longer than necessary. ... As the seller, you have the option to write a counter offer and reduce the contingency deadlines to what you and your real estate agent think is more reasonable if needed. 2. You want to close on a specific date - let the buyer's agent know that before they even write the offer (if they give you a head's up). In most cases at the moment, the ball is in the seller's court due to the lack of inventory. That gives you more negotiating power which means if you aren't ready to move out for 90 days, you can likely make that happen! 3. Those dreaded repairs from the home inspection ..... here's the thing, you don't have to repair every single thing the buyer asks for, much less every single thing on the report. Everything is negotiable. We go over those as they come up because we have no way of knowing in advance. If there are major repairs that affect the value, safety or health of the property, those are the things you'll most likely need to take care of to get to the closing table. Then maybe the buyer would agree to a credit so they can handle them they way they want after closing. (Tip: that usually works out best and is less of a headache for you). 4. The buyer's security deposit - the earnest money! You can always counter an offer and ask that the buyers increase their earnest money amount. There are a variety of factors that would determine whether or not that is necessary that we can discuss at the time of the offer! Who doesn’t love holiday florals at home or the office? Strawflowers are now in season! At first glance, they resemble daisies, but touch the brightly colored blooms & it is apparent how they got their name. The petals are stiff & papery and actually aren’t true petals at all, but leaves called bracts. They are excellent as dried flowers because the petals have a dry, papery feel. Strawflower bring vivid colors to flower arrangements and their cut blooms can be used in cr...aft projects, such as dried-flower wreaths, swags, potpourri additions etc. : Choose sturdy stems with blossoms that have begun to open, but have not yet revealed their centers. Cut at a 45-degree angle across each stem just above its base. Arrange in vases or soaked floral foam. With a change of water and a daily snip to the bottom of each, the stems should stay firm for up to 10 days in a vase. : Cut stems in the same manner as listed above and bunch them together. Make sure to harvest them when partially opened as they will continue to open after picking. Suspend the flowers upside-down in a dry location until the stems dry out. Check smoke detectors, update to a smart home option or replace batteries 9. Locate circuit breakers and shut off valves 10. Have a moving day pizza party!
