The holidays are by far the slowest time of the year for real estate. Many of my clients pause or delay their real estate needs until the new year. Good news is, the data is showing me that buyer and seller activity is slowing so not much will drastically change until we get to January. I will... attempt a pretty daring prediction for next year... January will be the month to buy a home. You will have the least buyer competition but more sellers will enter the market.... Some sellers **the SMART ones** will put their home on the market and simultaneously offer on homes even if their home is not sold. It's a brash tactic that doesn't always work but what's the worst that can happen? You don't get your offer accepted. You have nothing to lose. DEFINITELY don't start looking for a home and not have your home listed. I completely understand the hesitation. All my clients have it... I don't want to list my home until I know what I am looking for is out there. What happens if you find the most amazing property? You won't be able to buy it. In this market, sellers don't want to chance the sale of their home on the sale of your home. They would rather go with the person that has their finances ready to close (even loans fall into that category). In this competitive market you should fall into the category of having your finances ready so you have the advantage. So now for the prediction. 2021 will see a minimum of 5% increase in home values and inventory will not reach 2019 levels until the end of the 3rd quarter at the earliest. We will see interest rates stay the same or flirt with .5% increase but they can not get back into the 4-5% territory until the economy recovers and makes up for lost time. This is the year to buy real estate. I am putting myself in a position to acquire as much as I can next year (right now if I could) to solidify the base of our future real estate portfolio. It's been a pretty brutal real estate market this year. Very competitive. The home I listed yesterday had 16 showings scheduled in the first 6 hours of marking the listing active!
