$250,000 can make quite a difference when buying a home! It wasn’t that long ago that I purchased a property and secured a 30 year fixed rate mortgage at 5.875% APR. Today we saw another mortgage rate decline and I’m now seeing advertising for a 30 year fixed rate mortgage for 3.28% APR. I used a mortgage payment calculator application to see two scenarios. These scenarios have my pretend buyer trying to keep their payment under $6000 per month with a $200,000 down payment. T...hey should tell me not to look for anything they would have to pay more than $1,025,000 at the higher interest rate and could go all the way up to $1,275,000 at the lower interest rate. That’s a difference of $250,000! There are other considerations to factor in and I would love the opportunity to discuss this further.
