RLT Investments, LLC 30.06.2021

This house is in Norco, Ca. We picked it up in July this year 2019.The owners were going through a nasty divorce, and on many occasions I had to wear several hats such as marriage counselor, financial advisor (I had a friend who is an actual financial planner / advisor who helped out) because they weren't sure what to do with their proceeds from selling the property to us, homefinder ( We helped them both find separate places to buy, and move to in the local area). The best part about all of this is we became friends through the process, and talk about how than invest with us and make their money work for them :)

Picked this up in April 2019...This is a duplex in Riverside, Ca. Seller had owned for about 15 years, and had terrible tenants whom he had to evict. He also had tried to rehab himself, and ran out of money. There were several code violations from the city, and the city was about to take posession of the property. We talked for about 6 months before he sold to us. In fact he signed the original agreement to sell after about three months and tried to work with the city by getting an extension, because his contractor stopped showing up. We were actually in escrow ready to close at one point after the first three months, and then he finally decided hwin over his head and had lost too much money, and time by waiting so long to sell "AS IS".

This house was picked up in late 2016 early 2017 when I really didn't know what I was doing. It's located in Yucaipa, California. House was all concrete, walls and all except the roof. It was built in the 70's to be earthquake proof, and didn't need heat or air because it was insulated so well. They used a pot belly stove when they needed extra heat. The cost for rehab was about $75,000 so I wholesaled the contract on this to an investor who was set up to run an efficient rehab crew. This one took me about 6 months to tie up because the renter was the original owner, and he sold to the present owner and rented from them for about 10 years.

This project was purchased in May of 2019. It was a 2 bedroom 1 bath house with a big back yard. Original owner had lived in this house for 50 plus years, and ran several businesses out of it.
