When I was in high school and into my college years, my parents always stressed the importance of having good credit, I.e. paying bills on time, never paying late, and don't ever max out the credit cards. I recently had a discussion with my buddy's mom and she told me that she wants to downsize her current 2 story home since she's getting older in the next couple of years. I asked them where her house is and it turns out that her house is on a huge piece of land and I suggested that he sell his house, take over hers, and build an ADU on it. All I got was a confused look from them when I said ADU. The topic gave me the opportunity to explain it for everyone in this post. What... are ADUs? It stands for Accessory Dwelling Units and is also commonly known as granny flats, backyard cottages, secondary units, casita, etc... These are some of the benefits of an ADU. ADUs are an affordable type of home to construct in California because they do not require paying for land, major new infrastructure, structured parking, or elevators. ADUs can provide a source of income for homeowners. ADUs are built with cost-effective wood frame construction, which is significantly less costly than homes in new multifamily infill buildings. ADUs allow extended families to be near one another while maintaining privacy. ADUs can provide as much living space as many newly-built apartments and condominiums, and they're suited well for couples, small families, friends, young people, and seniors. ADUs give homeowners the flexibility to share independent living areas with family members and others, allowing seniors to age in place as they require more care. As of January I , 2019, homeowners who created accessory dwelling units (ADUs) without the required building permits may have the opportunity to bring their ADUs into compliance. For ADUs that were constructed without building permits, local building officials now have the option to inspect an ADU and apply the building standards that were in effect at the time the unit was constructed. This bill: SB 1226 (Bates), adds Section 17958.12 to the California Health and Safety Code, and with application of appropriate building codes, may allow issuance of a building permit for the residential unit. I'm a huge proponent of riding bikes around our city and for the safety of other riders. Hopefully North Park will vote to add a protected bike lane along 30th Street.
