Sold! This transaction is by FAR the most challenging, unique, and stressful of my Real Estate career. Interestingly, it is also the longest & shortest escrow that I have ever experienced. I represented the sellers and it is the first time ever where we kept the buyer's earnest money. The first escrow was 89 days long. Here are some of the issues the first buyer ran into: 1) The buyer decided to switch lender 10 days into escrow 2) Condo FHA cert expired and lender had to d...o a spot approval 3) FHA requires community photos that the appraiser is not willing to take due to COVID 4) Buyer switched job during escrow and new company won't issue VOE In the beginning, we extended the transaction in return for the per diem and early release of the earnest money. But after many false timeline and promises from the buyers loan officer, we decided to cancel and re-list the property. Within 24 hours of re-listing the property, we received multiple offers and we closed escrow just 5 days later with a full cash offer. I always try to minimize stress for my clients but this has been one crazy roller coaster ride and I hope none of my future clients will have to experience that. I also feel bad for the first buyer, because of his incompetent agent and loan officer (James Goyette), he lost $10K and the house. Towards the end he was homeless and had to live on a friend's couch because he moved out of his old place prematurely based on his loan officer's false promise/timeline. This transaction really makes me appreciate the great loan officer (Renzo Marsano) that I have on my team. He is truly the BEST!
