Did you know millennials will be responsible for 20 million additional households in the U.S. by 2025? Plagued in early adulthood by poor job prospects, crippling student debt, and a devastating recession, millennials are finally coming out from under the many challenges that made it difficult to buy their first home. Now in their late twenties and thirties, this large group of consumers is projected to become a sizable economic force in the 2021 housing market.

Are there any factors that can make your home unsellable? You bet! In my previous tip, I touched on the importance of getting your home properly prepared and staged. Let’s continue with Tip #4: Not Having the Right Network of Buyers and Agents in Your Area The average agent will email blast every client and every Realtor on his/her list on every listing they have for sale. It may sound like a good idea, but it is the worst idea. Almost always, there are many people on an em...ail list that aren’t interested in the email. They will look at your email as SPAM. They could live in a different area, aren’t interested in the email topic, or numerous other reasons. What I do is Categorize the recipients that receive an email. For example, a person could be tagged as a buyer looking to purchase in Upland. Another effective way is for a realtor to personally call all the buyers and agents individually to let them know about something they are probably interested in.

This is really just a matter of preference, but both newer and older homes offer distinct advantages, depending upon your unique taste and lifestyle. Older homes can generally cost less than new homes, however, there are many cases where new homes can also cost less than older homes. Most new homes will not have any backyard landscaping and some don’t include any front landscaping either Taxes on some older homes may also be lower... In a new home, you can pick your own color schemes, flooring, kitchen cabinets, custom wiring for TVs, etc., as well as have more upgrade options. Older homes, unless they have undergone an energy retrofit, usually cost much more per square foot to air-condition and heat As you can see there are advantages and disadvantages to each, but it really comes down to what fits you and what you are looking for in a home.

Do Sellers receive offers for 98% of the asking price on average? Contrary to popular belief, the real estate deals that people brag about are overstated. While there is no doubt that some lucky buyers pay less than market value, the fact is that sellers are currently getting close to the asking price since the limited inventory on the market makes it almost impossible to drive a hard bargain. Answer: True!

It’s time to reveal another insider secret. In my previous tip, I wanted to keep you aware that valuations aren’t always accurate. Let’s take a look at another secret the property industry professionals would have you believe, that don’t necessarily stack up. Insider Tip #3: You don’t have to view a house in the middle of the day If you’re serious about putting in an offer on a house, then be sure to arrange numerous viewings at different times of day. As a rule of thumb, you should aim to take a look at the house three times, making sure you see it at night, in order to get an idea of what the place and the neighborhood is really like. Viewing at night will also ensure you’re not purchasing a house where noise disturbances or crime might cause you unforeseen issues.

Your home is more than the setting for life’s important moments; it’s a significant asset where you grow your wealth through equity over time. But what if a home’s value starts depreciating? Find out what hurts Home’s Worth: Tip #1: Poor Exterior Paint Quality Your home’s exterior is the first thing people notice. So exterior paint that’s faded, cracked or peeling is a big turnoff. Another negative is painting a home’s exterior an offbeat color. Buyers favor neutral colors... like gray, white, cream, and beige. So pick your colors with care and repaint the exterior when it starts to look bad. #livingroomstyle #moderndesign #luxuryhouses #housegoals #househunting #homedecor #miriamhomeloans #realtorrebeca #buyers #dreamhome

Buyer’s Agent A buyer’s agent is someone who acts on behalf of and represents a buyer in a real estate transaction. If you plan to buy a house, it may be wise for you to contact a real estate agent to act as your buyer’s agent who will have your best interests in mind and to ensure you are treated fairly throughout the home buying process. #buyers #purchaseloan #prequalifiedhomebuyers #miriamhomeloans #househunting #dreamhome #realtorrebeca #socalliving

Curb appeal can make or break a sale.. TRUE or FALSE? First impressions really are important, even in real estate. When homebuyers pull up to the curb, what they first see can delight and invite them in, or turn them off and send them away. My advice to Sellers:... You don’t have to stress out your budget with dramatic landscaping or high dollar hardscapes. Instead, start by creating a well-kept impression by keeping grass and hedges neatly trimmed and watered. Stand on the street and look at your house to see if the paint on your shutters needs updating. Clean your front door and any outside furniture. Add a few colorful flowers in pots and you’re all set.
