CHECK THIS OUT! We bought this property for a client in November. It has 2 units. Went under contract at full price for $724000 and after renegotiating for the repairs, we closed at $710000. Spent another $80000 renovating it and added a beautiful ADU. We expect it to generate $6400-6500 a month. That's $78000 a year. Total monthly expenses including mortgage and insurance are $3150, so it will generate $40000 a year positive cash flow. ... Initial investment was $300000 including the 30% down payment, closing costs, and repairs. $40000 a year is 13.5% return on that investment. Meanwhile, the tenants are paying off the mortgage and at the same time the property is going up in value. Also, the interest, taxes, insurance and all expenses are tax deductible. Plus there's an annual $19600 depreciation deduction. So in reality the actual return on investment is well over 20%. These days everyone is talking about Tesla stocks and Bitcoins. Yes, those are great, but there's no guarantee they'll be there when you wake up tomorrow. I know from experience! Tesla's entire value is tied to one man and one man only. Elon Musk. Remember last January when we all woke up to Kobe's news?! And Bitcoins?! I can talk about that for hours! Real estate is and always has been the most secure investment one could have. What do you care if the prices crash to 50% tomorrow? You're still collecting your rents. And we all know its a cycle and will bounce back up, why?
