Neighbors Helping Neighbors One of our borrowers recently went through a challenging divorce which involved a lengthy custody battle. Though he was able to win custody of his son, our borrower still needed a new place for them to start fresh. As he was self-employed, our borrower turned to his neighbor and friend, who happens to be one of our Loan Advisors, for help with buying a new home. Due to the borrower’s great credit and closing funds, the team only had to use one year of his tax returns to complete his loan process. Now our borrower is happily spending time with his son watching their dog play on their new front lawn.

Supported All the Way A recent borrower was having a difficult time communicating with his Realtor and buying the family a new dream home was turning into a nightmare. When they didn’t see eye-to-eye, the borrower turned to our Loan Advisor who was able to bridge the gap with encouragement and caring support for both the borrower and the Realtor. With our Loan Advisor’s pleasant demeanor, expert knowledge, and willingness to be accessible outside regular business hours, our borrower successfully completed the home buying process and the thrilled family moved into their new home.

Their Own Home for the Holidays I first talked with my clients back in June. They were living with their in-laws and had no credit which limited them in making a home purchase. I advised them on how to build a credit profile and four months later they we were able to obtain a credit score, which then enabled them to start looking at homes! Since they were short of funds, I explained FHA financing as a great first-time home-buyer option, and also recommended an offer on the home in which the seller would pay the closing costs, helping them further. Solving Difficult Problems My client had tried to refinance numerous times and her loan was rejected by 5 other lenders. When we looked at her income as a self-employed tax accountant, her debt to income was over 75%. Our company is known for solving difficult problems when other lenders have turned people away and we did just that. In this case we switched her loan due to her low income and combined a few other resources to get her debt to income ratio down to 49.879%. We researched every possible solution to solve this one!!! Most recently, I reached out to my client of over 15 years who was despondent! She had accumulated a lot of credit cards and her ARM had been reset. She and her husband make a decent living but close to half of their monthly payments are going to their credit cards and a 1st & 2nd mortgage on their home. We took that amount down by 1/3 by helping her refinance. The most important lesson I took from it was that there are a lot of borrowers out there who simply pay their bills and don’t even consider refinancing because it’s too overwhelming. I AM A HOMEOWNER! Being a first-time homebuyer during retirement, and on a limited income, I thought I would not be able to purchase the home I had set my eyes on. This win is probably the hardest loan I have ever done. It took a lot of people within our team to make it happen on a property with strong Fannie Mae guidelines. I had the help of my amazing branch manager, wonderful underwriting on the file, and our Operations Manager, Aaron Pitterman, fighting in the background with FNMA to ensure we could deliver the loan to them, AND get PMI approval, AND the support from the Chief Appraiser.
