Association: Tierra De La Pacifica City: Huntington Beach Project: Dry Rot & Decking Project Surprise: The hidden dry rot within the stairways was extreme the first stairway we started collapsed, once the stucco (main support) was being removed. Shock but no injuries. Teamwork: Weekly site meetings and walks with the Board, Property Manager and Construction Manager kept this Project in control and moving forward. ... Results: Additional safety measures and resident cooperation helped what became a life safety project end as a huge success. Lesson: Do not ignore the initial signs of water intrusion. Small problems usually require small fixes and budgets; unfortunately the opposite is also true. See more

This is a great example where the Board, the Manager & Staff, and the Vendor work as a true team to serve the best interest of the Community. One of PCW's larger LA Projects correcting major structural damage in a below grade parking structure. This is the result of a leaking pool shell and vault at the podium pool. If water intrusion below a pool is allowed to continue over a long period of time, the supporting structure will be compromised to the point of creating a dangerous situation and an unnecessarily costly repair. Podium pool leaks should be investigated and evaluated early to avoid structural damage.
