I just got my 3d Virutal Tour for 1449 Bretmoor Way, its a cute 5 Bedroom 3 bath home in Lynbrook. We just reduced the price from $2828000 to $2698000. Still working! It’s interesting that real estate is an essential business. I am with my termite crew doing inspections. I usually like going into the property to do the inspections, however with everything that’s going on, I am sitting in my car with a mask on just waiting for them to finish. The picture is of me sneaking out of my car for a second so I can take a selfie of me and the termite inspector’s car.

I know I haven't been posting but have been running around all over the place! I just closed on a transaction in Cupertino with the world's nicest couple. The couple was very easy going and were fun to work with. They have 2 adorable kids and their new home is just a couple blocks away from the school.

I just closed a condo in downtown San Jose. The buyers are super easy to work with and I'm happy to be able to help. So the seller did not leave me a key to the mailbox. I had to call a locksmith to get the mailbox opened and rekeyed. While I was getting the lock opened, somebody in the association called the police on me saying that I"m breaking into the secure mailboxes. I had to explain to the police that I'm doing this because my client needed a new key. Nothing gets... you better alert when 2 police SUV's pull up to you and me having to explain myself on what I was doing. I was lucky to get a hold of my seller so she could explain that she asked me to do it. One a side note to that, in this complex, some of the residents are hilarious. After the police left, one of residents walks up to me and yelled "what are you doing to my box" I started freaking out and he said, "nah, just kidding." Adventures of real estate, I should've taken pictures of the police coming in. They were nice but it was still nerve racking.
Was at my clients house warming/50th birthday party. It feels good to see the house after it was finished and was great to see my client again. Had a picture with me and my client!
Just closed my first of of the year in Cupertino! I met the clients at an open house and I'm proud to say, today is the day they get the keys. Happy Year of the Boar. I am super grateful for this year as things started very well, I got into contract 2 homes and they will be closing soon. One Small Condo in Willow Glen and a beautiful hill side home in Cupertino. The clients are super upbeat and are excited to start the New Year in their New Homes once they close. Seller had it was an investment property for a while and we had to coordinate many showings and inspections with tenants involved. This home is walking distances to s...hops and close to East Ridge Mall. The family that bought the home wanted to have an option in the future to move their parents into the bay area. Buying their parents a home close Christmas is a wonderful gift. One of the best parts in selling real estate is not only helping people make their dreams come true but to also help keep families close together. I want to wish everybody a safe and an awesome holiday season.

Just ninja's on two homes! I closed on in Berryessa. On the one on 885 Boulder, the buyer was buying the home looking for a fresh start. We got her in contract and just closed. We had some bumps towards the close but have smoothed things out. Biggest bump was that the washer, dryer and patio furniture walked away at the close of escrow. I had to use my ninja skills to get them back into the property. I'm super grateful for the opportunity to help my client out in getting her and her family a new home and a new start. I'm really grateful for this year for wonderful clients.
Me and my team just closed another Lakewood Village Home. This one took a bit longer to close. The market is actually changing a bit. With Inventory going up, buyers have more options and will need a ninja to guide them through the whole process. Days on market has actually increased. Instead of homes selling within one week, the average days on market for listings is about 3-4 weeks. This gives buyers more time to choose the perfect home. On the seller side, things are taking a bit longer to sell, however, selling homes in less than a week is not a normal market to begin with. With the market normalizing. My seller is out of the area but was still very happy with the price. I was super happy to work with my team to get this home sold!

Had an awesome Sunday, I handed the keys off to one of my clients that bought in a new construction in Newark. This was an interesting case. So my clients signed into new construction to get on a priority list. After many months of waiting on the priority list, on July, my clients dream unit came on the market. There we where in a crowded room the builder missed my clients on the priority list and gave the house to another couple. Me and my clients waiting for months to... get on that list and we argued with the builder. The builder realized that they made a mistake and took back the home and gave it to my clients. I learned in this world, that if it was meant to be, it will happen. Despite what happened, my clients were destined to own this home. I'm truly grateful and happy that my clients got what they wanted. The Real Estate Ninja has seen many crazy situations. 8 years ago, I sold a home to a older couple. It was a cute 3 bedroom 2 bath home in 400 Live Oak Ct in Milpitas. They were some of the nicest people I ever met. They were easy to work with. The wife was very nice and was full of questions, the husband was laid back and was really fun to talk with. It was in the 2nd year of real estate when I sold them a home in Milpitas. 8 years later, they gave me a call to sell their home because they are retiring. Me and my team w...orked hard in getting the home setup. We did the inspections, we redid the landscaping, we staged the house and put in on the market. In this house in Milpitas, the last house with the same specifications sold for $750,000. That week, we had an open house with over 100 people on both days. We would up getting 12 offers for $780,000. We sold the home. These clients are awesome. Very easy to work with and I got them the highest price possible. The Real Estate Ninja did well. Just closed on off Market on 430 Northlake Dr in San Jose. This was another awesome transaction that was sold off market. With lower the inventory of homes, you sometime have to be a bit more resourceful to find clients homes. This sale was interesting because right after the home inspection, the neighbor upstairs had a leak that affected the unit. Never a dull moment in a Ninja's Journey. ... Today is an awesome day, 2nd closing for the year. It's starting out great. I just closed on a brand new home in Gilroy. This is another client that I think is was awesome to work with. I sold his brother and his cousin a home a few years ago. I excited to go to their house warming party! I just ninja'd a brand new home for a client.

Not too many agents preview properties before showing too often, but for me, I like to see what I am trying to sell before I show it or take it off the list so my clients do not waste time... old school way is something the best way.

At the end of the year, things usually slow down a bit. Our team just closed another one on Merritt Dr a couple of weeks ago. The seller was absolutely a wonderful person. While we were prepping the home, we got to know the seller pretty well. It's funny that she said I looked like her son's best friend. This client has to be ranked as one of my favorite people to work with. And to that, I'm grateful. I worked with a lot of wonderful people helping them purchase and se...ll their homes but this one had to ranked as one of my favorites.
