We aren’t surprised this darling single story in Westwood sold over the weekend. It’s great having a seller that trusts the process, too. We’ve had great success utilizing the MLS Coming Soon status and giving agents a little time to inform their buyers and schedule their showings well in advance. It’s like having a virtual line outside the house (without the crowds.)
It was music to our ears... We’ve received multiple offers but the seller and I would like to try to make this work with you and your buyer. Do you want to know WHY?... It’s because Megan was the only agent to call him prior to writing the offer and the lender Mitch Palmer was the only lender to call after the offer was submitted. Communication is key! It helps us to develop rapport with the listing agent AND guides us to writing as clean an offer as possible. We strive to create a win-win for both buyer and seller. Time to open escrow.
There is NO question that markets like these can be tough on buyers. Recently we’ve had several buyers reach out to us directly as listing agents. They were trying to circumvent using their current buyer’s agent thinking that I we would help them secure a contract if we double end the sale. Let us make this clear. We don’t work that way. We respect agency relationships. Period. We haven’t built the network of agents we have by poaching clients.... If you’re a frustrated buyer. We get it. Please don’t rush to judgment about your agent. Many of the agents and buyers are doing EVERYTHING right. There can only be one buyer for each property. If you’re a buyer’s agent and haven’t successfully secured a property for your buyers, make sure you’re doing the things you need to do to have any advantage you can. Be patient. Keep the faith. Your home is out there.
