Why with One Stop No Pest Report in the Contract - Send the BIW with your Offer Depending on the type of loan for your escrow, pest reports may or may not be required - regardless of what is in the contract. ... However, Broker file documentation regarding pest reports is always required during a DRE audit - Reg. 2905/Informing Buyer of their rights under civil code Section 1099. Also, In this competitive market, many files are waiving the pest report from the start and not including in the offer. For all these situations, when a pest report and/or clearance is not being provided prior to close of escrow, the utilization of the BIW to document your file is a great risk management option. Having this form signed with your offer provides clear communication and documentation for the listing agent, escrow & lender - as well as meets the requirements for a DRE Audit. Help get ahead of any last minute delays that can be caused by not having clear documentation to all parties from the beginning of the offer - Use the BIW to help do this when any type of inspection is being waived, even if already reference in your contract.
