In one word, Insanity! Although, there has never been a better time to buy or sell a home with rates as low as 2.5%, we are facing a major shortage of homes in the market. I along with many of my colleagues have a long list of first-time and 2nd time buyers but simply not enough homes for everyone. Along with this, add the numerous of CASH buyers flooding our central valley from the bigger cities and in makes competing for a home these days that much harder for young families with great savings. HOT SELLERS MARKET!!! Hello Everyone Hope you and your families are all staying busy, healthy and well during this pandemic ... I wanted to let you give you an update on the real estate market. After about a month or so of slow time since Covid 19 hit, its been unreal since May!! In my 21+ years I've never seen such bidding wars. I sell from Kern, Tulare and Fresno counties and its the same everywhere. WHY? Rates are at their lowest in 4 years and there just isn't enough inventory of homes on the market for buyers. I believe the virus has some sellers reluctant in listing their homes. However, I want to let you know that we agents and clients have to follow strict guidelines in showing homes these days, masks gloves etc. I don't allow my buyers to open any doors and disinfect afterwards. Its best to be extra precautious and we are bound by California Real Estate laws on Covid 19. My listing this week sold in 2 days with 15 offers and $12k above asking price. It was so hard for my seller to decide on a offer after reading some very heartwarming letters addressed to him. I wished I had a home for each of the buyers I gave the bad news to last night. Only 1 walked away a happy camper My buyers have also been on the losing side after overbidding $20k in some homes and still not getting the home. This market is so stressful for many who have prepared and waited to buy. This was certainly unforseen and so many buyers are anxiously waiting for a place to call their HOME! I am thankful that I remain active throughout this pandemic with sales. It's surely not the same as years past for this time of the year but steady sales are coming in and some of my buyers are capitalizing on the lower interest rates, some Good News for a change!
