RENT: SECTION 8 rental (recession proof paid by the government) $2834 REFINANCE/SELL: new appraised value at $300k. Cash out refinance your down payment and renovation $40k. New mortgage is $240k with $60k equity or sell at $300k, profit $60k. OR keep as a rental with a ~$1500 mortgage, collect $2834 in rent. Cash flowing= $1334/month! $16,000/year just collecting rent! REPEAT: Do that process over and over! If you keep stacking $10k-$25k/year in your bank per property, you'll be financially free from all debt, retire early, enjoy your family, be free to not work a 9-5 or deal with work traffic!
