AB 1482, a statewide rent control bill, just cleared the State Senate. It now returns to the Assembly. If approved, it will land on the desk of governor Gavin Newsom, who has pledged to sign it. The bill caps annual rent increases to 5% plus regional CPI or 10%, whatever is less. The new bill requires just-cause to terminate tenancy or be subject to providing a full month’s rent to tenant as Relocation assistance, regardless of tenant income. Property’s owned by REITS, corporations or LLC’s are subject to the new law. New multi-family construction will receive a 15 year waiver to encourage additional supply. Owner-occupied duplexes and small portfolio landlords of single-family homes who directly own or have held in a family trust will also be exempt. Does your rental have gas logs in the fireplace? Make sure you use a C-clamp to permanently open the damper as an SDG&E inspection will list this as a hazardous condition. This eliminates accidental damper closure and potential carbon monoxide poisoning. Having up to date smoke/CO alarms are also mandatory.
