Purchase Application Volume. Basically this measures purchase mortgages being... well.. applied for. The black line graph is the rate. As you can see we mean it when we keep saying interest rates are at historical lows. And I know it seems like we've been saying that since mid 2019 and we have. Because it's true. ... The important one to track here is the pink/mauve/whatever color that is. Thats the one that reflects the purchase applications. You can see the big valley in early 2020 that is when purchase volume caught a case of the 'Rona. But that is the V-est of V shaped recoveries. Then we see it go up, up and away. Now this week we saw a small down tick for the first time in a little while. -1.87% One down point does not a trend line make. So we've got to keep an eye on it. Is this the buyer population taking a deep breath before continuing their march back into the home purchase process? Or is this the start of a new trend line?
