Closing Time!!! Everyone is always excited about getting escrow closed, but there is A LOT of work to be done first! Loan docs can be signed 3 days aft...er buyer CD is signed. Seller CD must be delivered before the buyers sign docs. Escrow preps and adds additional documents. Turn times depend on when docs are received. Escrow must arrange signing with buyer and find available, approved notary. Once docs are signed we need originals returned. Must allow more time if they were signed off site. Escrow uploads to lender portal and overnights originals. Lender and funding department review. Funding means the lender has sent their wire. Takes more time for us to receive in our bank. Be aware of cut off times that vary by bank and by lender. Escrow uploads closing package to title for final review or date down. Escrow uploads closing documents to county erecording site for review and recording. Once recorded the property is transferred from the seller to the new buyer. Escrow gets recording fees, settles the file and closes escrow! *Note: In the current market, signing, funding and recording on the same day is extremely difficult and often not possible.
