I am sometimes asked to represent residential real estate buyers in California, mostly because the potential clients come from states where a real estate attorney serves as a closing attorney. I found this article interesting in its descriptions of what a closing attorney will do when representing a buyer in the purchase of residential real estate. I note here that California and its California Association of Realtors have instituted a system that does not require a closing attorney. I will suggest that if the site of the residential property might create problems (e.g., homes constructed in the "hills") or the amount of the purchase is hugely significant, please seek the advice of a California licensed real estate attorney.
