As an experience broker I can tell you, nothing breaks my heart more than seeing crumpled paper in the desk of an agent that never got their business going. The first time I saw this phenomena was when one of my favorite agents decided to get a regular job; he told me he couldn’t find any clients. But when I went to see if he had gotten his things, I noticed that the big drawer of his desk was filled with balls of crumpled paper. As I unraveled them there were little not...es on each with a name, phone number, and address as well as a date for calling or meeting with them. I remember wondering how my agent had failed with all of these leads so I set about calling each of the numbers on the crumpled balls of paper. The people I spoke to remembered him as fondly as I did but said he never returned their calls or reached out to them; some had chosen a different agent, others had continued to patiently wait. I turned the crumpled balls of paper and little notes over to one of my agents asking that each family be called to see if they still needed an agent and within 60 days, more than 30 additional transactions took place in our office. Whatever you do with your leads, please don’t throw them into your drawer as crumpled balls of paper, put them in your CRM and stay in touch. In our business much of our time is working on leads, but getting leads into your system isn’t good enough; you must take action and if you don’t, that lead will go to someone who will. Long ago in a land far away lived 2 families in the cutest apartment complex paying $1,100 per month for a safe place to live. Both families worked hard and had saved money for the future and both had put away $6,000.00. One day a REALTOR knocked on both doors and spoke about the benefits of homeownership. The family in Apt. #33 was so happy living there and said no thank you. Then the REALTOR knocked on the door of Apt. #31; they were curious and attended a 1st-Time... Homebuyer’s Seminar. Weeks later they moved into their 1st home which cost less that what the had been paying for rent. They ran into their former neighbors ten years later and the old neighbor shared they were now paying $1,650 for rent, but still loved the cute apartments. Both families had increased income, but the former tenants from Apt. #31 still had a fixed payment and had added an extra payment of $650 , which they would have had to pay if they had stayed in the cute apartment complex...7 years later their home was paid off and it had increased in value to a little over $500,000.
