NorCal BUYERS GUIDE: There’s more to buying a home than just submitting an offer. In the coming weeks I will provide information that will help buyers understand the process of buying a home. Let’s start with Closing Cost Fees. These are fees a buyer needs to pay on top of the purchase price. These fees can include loan fees, appraisal fees, title insurance and escrow fees. How I saved my buyers almost $200K in a heated market with multiple offers: Every one of my escrows, whether I’m representing buyers or sellers, is unique in its own way. There is a story behind each home. This home is one of my favorite ‘feel good’ stories. Listed at the top of my client's price point, they hesitated even looking at it, but my motto with them was you never know what may happen." Marketed as new construction, I sought out as much information as possible abo...ut the property. Despite being in a multiple offer situation, I counseled my clients to offer less than the asking price because they could offer the sellers something the other buyers could not: a quick COE. My clients were all cash and the sellers had already identified a home they wanted to purchase and therefore had to work quickly. Not only was our offer accepted; we also had a 2-day property contingency because we did our own inspection which led to the discovery that the home was not newly built but rather had some new construction, but the remainder of the home was built on the existing foundation built in the early 1900s. After a follow-up with a foundation inspection, we identified $125K worth of foundation work. I renegotiated again on my client's behalf saving them almost $200K from the original price. They are now the proud owners of a home they fell in love with and didn’t think they stood a chance at getting. I am grateful for their trust in me throughout the process.
