If you’ve never owned a rental property before, you may feel a little overwhelmed by all the flooring options you’re faced with. Remember, it’s generally better to go with a darker neutral shade of carpet that will have a better chance of making it unscathed through a few spills.

When choosing carpet padding, remember that it’s important to match the padding to the type of carpet you plan to use. Generally, a 7/16-inch pad with six pounds of density per cubic feet is needed to support cut pile or loop carpeting, while Berber and thin loop carpets need a 3/8-inch pad with eight pounds of density per cubic feet.

Natural hardwood flooring often comes in planks that are eight feet or ten feet long, which means installing them can be very tricky. Laminate flooring, on the other hand, comes in lengths usually around four feet long or in tile form, which makes it much easier to install.

Typically, laminate flooring is manufactured with natural resources that include wood chip fiberboard. Laminate is also generally considered recyclable and is not made with air-damaging chemicals. Laminate flooring may also be constructed with recycled content that may contribute points to the Leadership in Energy Environmental Design (LEED) standards for businesses and homes.

By definition, a laminate is made up of various layers that are put together into a single material, and laminate flooring is no different. Laminate flooring is made out of a variety of different layers starting with underlayment and going up through a transparent protective layer.
