5.0 star review received on Experience.com for Melanie Prather by Breanne L. - My experience with other lenders, Melanie was the best hands down! She explained things multiple times (first time home buyer) and honesty got back to me either via text or call same day. I’d be waiting days to hear back from previous lenders. I just truly felt like she did everything in her power to work her magic for us. She’s amazing !

Purchasing a home can take some time, and there are variables that could delay the process. Because of this, be sure to continue making your mortgage or rent payments until your loan has been funded. The same goes for your utilities at your current residence. A delinquent payment could impact your credit score and your loan qualification. If you have questions, please give me a call! #BeaHomeowner #FindYourPlace
After their September meeting, the Fed announced they'll "soon" start tapering the asset purchases they used to bolster the economy through the pandemic, and they expect to raise rates next year. Both of these actions could lead to higher mortgage rates. If you're interested in a refi or purchase, it may pay to act soon. Please reach out if you want to talk about it.

Before the temperatures begin to drop, you should inspect your fireplace and chimney. Make sure to clear away any remaining ash and clean the fire box. Have the inside of your chimney swept to remove soot and debris. Check for cracks in the chimney both inside and out. Look outside to make sure there are no tree limbs blocking the chimney. If you are unsure how to inspect your fireplace or chimney, call in an expert to show you what to look for. #HomeownerTips #BeaHomeowner #FindYourPlace
We know the job market is red hot right now. But if you are buying a home, you should avoid changing jobs. A sudden job change during the homebuying process may raise red flags and could delay the process. If you experience a job loss, please contact your Loan Officer immediately. If you have any questions, be sure to give us a call! #BeaHomeowner #FindYourPlace
Sealing your driveway can extend its life and improve your home’s curb appeal. First, repair cracks and wash your driveway, allowing it to dry overnight. Then apply driveway sealant in small patches. Depending on the sealant, one or two coats may be required. Once you’re done, keep cars off the driveway for at least 24 hours to let the sealant set. #HomeownerTips #BeaHomeowner #FindYourPlace
Your credit score is a major factor in qualifying for a loan. If you max out your credit card or make a late payment, you run the risk of not being approved for a mortgage. Be sure to make your payments on time. Also, don’t apply for a new credit card or consolidate your debt onto one or two credit cards. Both actions could negatively impact your credit score. If you have questions, please give me a call! #BeaHomeowner #FindYourPlace
Plumbing pipes, ductwork, and wiring are hidden in the walls of most homes. With that said, before you power up your drill, be sure to use a stud sensor to detect studs, cables, and other vital utilities running behind the surface of your walls. A good rule of thumb is to avoid drilling around light switches and sockets, as electrical wires may be installed around these fixtures. #HomeownerTips #BeaHomeowner #FindYourPlace
