I recently received a call from a past client who had an issue with their HOA. My clients purchased a third story single level condo in a great part of Granada Hills, California. During a particularly heavy rain, they noticed water stains around a window in their bedroom. The question they had was this: "At what point does my condo policy insurance kick in to address the damage?" Now I am not an insurance agent and this question is always best addressed by the appropriate insurance professional, but I can explain the basics and the differences between the Homeowners Association Insurance Policy and the Individual Condominium Insurance Policy held by the property owner. I was asked recently by a 44 year old client of mine if there was anyway for him to transfer his current property tax rate to a new home that he was looking to purchase. He currently owns a home of which he purchased about 6 years ago. He's looking to acquire a larger home with a pool but wants to keep his property tax bill down to a reasonable level. So far, we've covered the acquiring of your loan and what is needed, your search for the home, and the importance of contingencies in the escrow process and steps involved during the escrow process. So you've submitted your loan qualification documents to your lender, completed your inspections, appraisal, and reviewed all the pertinent disclosures as provided by the seller. What happens next? Congratulations! You've found the property, submitted your offer to the seller, negotiated the terms of the contract and have agreed to purchase the home of your dreams. What happens next? Located within the CAR Residential Purchase Agreement, there are certain terms that you need to be aware of as a buyer. Those terms are contingency periods. These time periods pertain to certain aspects of the purchasing process and property that are of interest to you, the buyer.
