One of the very best things about the holidays is spending time with those you love! The photo with the gingerbread house is 3 of my 4 kids, about 15 years ago, and the youngest couldn't figure out how to make "glasses" yet! Now he's all grown up and playing with his youngest nephew at our annual Pedersen Christmas lunch at my Dad's place. Wishing you a wonderful Christmas with those you love!

Curious how the local market did last month? Here are the monthly market reports for November. As expected heading into the holiday season, the number of homes on the market and that sold declined last month. It’s still a sellers market with only 2 months of inventory. All of Placer County- listings were down 16% from October but properties sold was only down 10.7%. Properties were on the market an average of 47 days vs. 40 in Oct. and the avg. sales price was down on...ly 5% from the month before. Roseville/Rocklin- Active listings were down 20.7% but properties sold was only down 8.7% from Oct. So even with fewer listings buyers were still buying. The average time on the market was 42 days vs. 32 in Oct. and the avg. sales price was down 4% from the prior month. Auburn- Active listings were only down 12.6% from Oct. though sales dropped 34%. But the days on the market went down 38.6% from Oct. and the avg. sales price only dropped by 6.3%. Loomis/Penryn/Newcastle- Listings were down 20% from Oct. and the number of properties sold dropped from 27 in Oct. to 21. Properties were on the market an avg. of 68 days in Nov. vs. 42 in Oct. and the avg. sold price dropped by 14%. In a smaller market such as this, when a few luxury listings sell or don't sell in any given month, the averages can change more dramatically. In Placer County it's still a sellers market with only 2 months of inventory! It’s a great time to sell with limited competition and serious buyers are still looking, as the interest rates remain very lowAs always, please contact me with any questions about the market in your area.
