Home Loans 101 What is a conventional loan? It is given to folks with good credit history, usually lower debt when compared to FHA borrowers. These loans may or may not require Mortgage Insurance (MI), No MI is required if downpayment is 20% or more, and required if less than 20%; however, the MI cost less than that of the FHA. The conventional loans are not charge what is called Up Front Insurance, which equals to 1.75% of the value of the home, which is charged to FHA l...oans. But, the interest rates tend to be a little higher than those given to FHA loans... yes, this does not make sense, but, conventional loans pay for higher interest rates. The good thing is that there are conventional loans for first time home buyers where you can come in with 3% down payment instead of the 3.5% required by FHA loans.
