Why is it so dang hard to buy a right now?! There are several factors that play into today's Seller's market including: 1) historically low-interest rates 2) a surplus of well-qualified buyers who have simply reevaluated their priorities due to the pandemic. ... But what else got us into this pickle? Most experts claim it's due to low inventory. Swipe The red portion of the graph represents the excess new construction for single-family homes leading up to the last housing bubble. Since then, we've had thirteen straight years of underbuilding homes (illustrated as green on the graph) which left us with a huge inventory deficit going into the pandemic. All of these factors made for the perfect storm The bottom line is... If you're a seller: You're in luck! If you're a buyer: While more inventory is predicted to hit the market in 2022, it will still be below the norm. Make sure to be over prepared and have strong agent by your side!

I’ve been super impressed with all you go-getters who have approached me with your 2022 real estate goals. One of the most common questions I get is, Is my credit score good enough to purchase a home? You can typically qualify for a FHA/VA loan with a minimum credit score of 580 and a Conventional loan when your score reaches 620. You’ll probably find that the higher your credit score is, the lower your interest rate and monthly payment will be.... BUT the real answer to this question is You need to consult with a lender! Talking with a lender early in the game can only put you in a better position and potentially save you money. Lucky for you, I have a team of rockstar lenders who don’t bite.
