So you’ve been thinking of purchasing a house soon... That is great! Home ownership is the way to go. But buying a house can be pretty complex, especially when markets continue to shift. By now you’ve probably heard that we are in a seller’s market: Low inventory; high demand. Home prices in California are skyrocketing. And you're wondering, Should I buy now? Should I wait? What do I need to make my dream come true?... Those are all fair questions. And I would like to help you. If you can honestly answer yes to the following 4 questions, you are definitely ready to buy NOW. 1. Do I have enough CASH to pay for down payment, closing costs, etc? You will need a minimum of 5% to 9% of purchase price in your bank account. That means at least $25K for a house worth $500K. In this market, Sellers are demanding Show me the money! 2. Is my CREDIT good enough to finance a mortgage? A minimum FICO score of 580 is needed for an FHA; or minimum FICO score of 680 for conventional. Here at Pillar we recommend a 620 for FHA. I can refer you to my preferred lender if you need more details. 3. Will my job CONTINUE throughout the next 15-30 years? The unemployment rate in the US is at its highest. The global pandemic has taught us that our jobs can easily be taken away. This is an important question you must ask yourself before purchasing. 4. Am I willing to COMPETE in a seller’s market? You must come ready with the mindframe that you will be paying over asking price to compete with other buyers. In Los Angeles County, I am seeing an average of $20K over asking price for Sellers to even consider your offer. But a good agent like myself can help you make the correct offer, so you don't pay too much either. If you answer no to any of these questions, I suggest holding off for now. It's just not the time for you, and that's okay too. Whether you wait or you are ready to buy, our team at Pillar Realty can help you make the right decision for you. In the last 30 days: 35 houses are actively on the market. ... 2 houses have reduced their price. 41 houses are in contract with contingencies. 41 houses are pending sale, waiting to close. 43 houses have sold. Average sale price, $738,154 Average days on the market, 13 days! The market is hot in Downey. Houses are selling fast! But sellers are on the fence about selling. Some are not comfortable having buyers inside their house during a global pandemic. Some are fearful about the real estate market, and how that will affect their income. Some simply have a misunderstanding about the market we are in. Whatever the reason for not selling, there is a very low inventory.
