A: Some of the expenses you’ll want to prepare for when house hunting go beyond the down payment (but the good news is, you don't need 20% down to qualify for a mortgage)! Here are a few things you’ll want to keep in mind when budgeting for the home buying process. Home Inspection ($400-500)... Earnest Money (1-3% of the purchase price) Appraisal (Around $500) Down Payment (Depending on the loan type you qualify for, this can vary but can be as low as 3% - check with a mortgage professional for exact numbers and percentages)! #THROWBACKTHURSDAY SWIPE to check out the before and after pics of our last flip in Orange. This was a big home, 5 bedrooms , 3 full bathrooms , tri-level with 2,735 sf and a 10,402 sf lot. This home was purchased OFF-MARKET from the original owner's trust. Our investors were flexible on their terms and timeline that they needed in order to move 57 years of their life. Can you imagine that?! I love hearing the stories from this home. Husband and wife were local... teachers/professors and raised their 5 children in this home. When this home was being built, the husband would sneak in the afternoons and add extra nails on the 2x4s to make sure they were extra safe for his family. This home was original but very well taken care of and we were so blessed to update it for a new family. SOLD Yay! I am so excited on this close. Not only are the sellers my friends, but I feel so blessed and thankful that they trusted me on the sale of their home. It feels good when your friends support your business and know your work ethic. This was their home for 15+yrs and their needs as a family have now changed. They loved this area and had so much pride of ownership which reflected the moment you walked into their home. With that said, we received 5 o...ffers within the first 2 weeks but time was important for my clients since they wanted to purchase a replacing home that would work for them. They accepted an offer that was for a 25-day escrow during Thanksgiving week and won an offer on their dream home a couple of days later. Two-days later, the buyer changed their mind and decided to not move forward. The next step was to find a buyer that could close quickly. This is where our current buyers come in. So far, all the offers we had needed a 45-60 days escrow but now we were in escrow on my seller's dream house hoping to close by Christmas and didn't want to lose it in this competitive market since they had multiple offers as well. I get a call from the current buyers that they had just opened escrow on selling their home, had an urgency to purchase within 30 days and were looking specifically in this area. They walked the home, loved it and we wrote up the offer. Even though we did not close by Christmas, both of my clients are starting 2021 with a bang! IN ESCROW After ONE DAY on the market, 20+ appointments, seller received 6 offers and accepted my client's offer! *Side note, we were not the highest. According to the agent, we were somewhere in the middle. The seller liked our terms, communication and did not even counter! I cannot stress how important it is who you work with. This client was a referral from another agent who only spoke English and they felt better communicating in Spanish. We talked ...over the phone about another property that they wanted to see but this property had specific requirements that they did not qualify since it was a VA home and only Veterans could apply. They had an agent when we initially talked but after a couple of weeks they called me because they felt a good connection when we spoke over the phone and were not feeling comfortable with their agent who was asking for them to submit offers on homes without first seeing them. This agent was also asking them to submit $50K+ above asking on the ones they liked, again without even seeing the home. They said, "Lorena, I know it's busy and there's a lot of buyers, but how can we do this with such a big purchase? We already have a pre-approval, money in the bank and we are serious about purchasing." Fast forward 9-days later, we will be opening escrow on a 3 bedroom, 2 bathroom fully remodeled pool home with an excellent location and beautiful community. Yet, this year has been insane due to the historically low interest rate, families who have been in quarantine realizing their current living situation is not working out with our new "normal" of distancing learning and working from home. We had a wonderful family (original owners) contact us stating that she was... going to move in to her daughter's home because of quarantine and being 90 years old.
