Heritage Ranch - Riverview Estates Real Estate Activity for 2016
Let it Rain! Is rain water storage a good investment for properties in California? I think so. I recently installed a 660 gallon tank and associated equipment to provide for both an additional source of landscape irrigation and an emergency water supply.
Here is my 2015 Year in Review for real estate activity in/around Riverview Estates at Heritage Ranch. I used the data contained in the local MLS to ferret out some trends in number of home sales and prices.
Riverview Estates Heritage Ranch Real Estate Update: Jan 2015 My real estate broker’s license and membership in the local Paso Robles Realtors Association gives me access to the Multiple Listing Service (MLS) that serves this area. The MLS primarily provides a means for real estate agents to share information and coordinate sales. As sales are completed, the MLS becomes a repository of information that allows agents to research sales activities on properties. This inform...ation reflects data in the MLS. Not all sales are conducted with the MLS custom new home construction (particularly relevant for the first few years at Riverview) and For Sale By Owner are a couple of examples of where a sale might not have been recorded in the MLS database. I did not include unfinished homes in my analysis of sales prices. My comments are my opinion of what the data is describing. Riverview neighbors, Have you been wondering what the Land For Sale sign by the back gate is all about? When not actually flying on my job here in the Philippines, I manage to do some digging on the internet and have come up with a few tidbits regarding this offering. I don't want to be surprised by upcoming developments around the ranch. I got the info off of the Brokers website (hoffmanland.com). Sale price is $7M. The marketing paragraph from the website is as follows:... "The subject property of 1,529 acres consists of the only lake front developable property left within Heritage Ranch. A total of approximately 2,100 homes currently exist within the community with a maximum allowable build-out of 2,900 dwelling units. The subject property contains the only undeveloped high-density residential zoning within Heritage Ranch and also the only remaining commercial site within the gated portion of Heritage Ranch. A conceptual lotting study has been completed for the residential portions featuring five planning areas with a potential of 357 single family units." Interestingly, the offering shows that the land on the other side of Snake Creek is included in the sale, but there are no details regarding this acreage in the marketing materials. I believe this area is the certificated parcels that Weyrich held at one point.

Yard Space for Lease....We have completed an upgrade to the yard space by leveling the area and bringing in additional gravel. Storm water drain has also been installed to reduce pooling. There are now 2 gate entry/exit points to provide better access and security.
