Prepping for client meetings this afternoon with my business partner aka Baby Luciano. And it made me think of something I just recently read that was speaking negatively about the culture of women striving to being able to HAVE IT ALL & that it’s a fallacy. And I strongly disagree. Perhaps there are moments where something suffers when we are trying to be superwomen who juggle motherhood, careers, their relationship, and friendships. Like currently my friendships suffer tremendously because the phase of parenting I am in, but I’m certain that it won’t last forever. And when it comes to career, I’m so grateful that real estate gives me a career that I can incorporate my babies into my business. But back to the topic at hand- YES WE CAN HAVE IT ALL! So don’t let anyone tell you differently! Now go out and slay this beautiful Thursday.

I am over here closing deals in heels (and PJs too) bc I am sure you’ve heard that the market is on FIRE these days!So I wanted to share some insight that is beneficial for buyers, sellers, and investors. 1. Home prices have increased on average more than 20% so if you own your home then you most likely have a gold mine of equity to cash out by selling or pulling it out to buy a secondary home for vacation property, income property, or a home for the... kids/parents. 2. We are in a sellers market and anyone who tells you differently is lying, but if you’re buying don’t worry there are still many of our clients getting into homes that are off-market which means no bidding war and others getting homes under asking even with offers going over. 3. Interest rates are at all time low still, but have slowly been creeping up so I wouldn’t wait. 4. Now is a great time to buy duplex to fourplex properties. Our team just closed on two investment properties and were able to negotiate down $150K+ UNDER asking! 5. Representation matters because your realtor should be educating you on the process, exploring your options, and sharing all their resources. We have a lender who gives grants (free money) up to $17,500 towards down payment and closing costs that I'd love to connect you with if you need that assistance. Also, some facts that many aren't aware of: Many investors start their journey with a duplex, triplex, or fourplex and live in one of the units while leasing the others. Up to 75% of projected rental income can be used to qualify you for your mortgage. (Duplex only require 5% down payment.) Some loan programs allow credit scores as low as 580. If you already own a property, you are able to potentially pull out your equity to purchase a 2nd property, such as, an income property or vacation home. This year was my first year full-time in real estate. I had a goal that some would think is crazy of $10.5M in sales. I came a little short, but I don’t feel as if I failed by any means. This year was a year of investing into myself so I can better serve my clients. This year was a year of the unknown and constant innovation which pushed me past my limits. This year is what prepared me to launch my very first team (with the greatest partner ever @rebyannmarie ). That journey... begins in just a few days. This year has prepared me to succeed that goal in 2021. Thank you so much to all my clients who trusted me. You’ve all become family to me. Thank you to everyone who has inspired and pushed me along the way. Many of who are in my very own industry, but selflessly pushed me to be great. Thank you to my honey, family, and friends for stepping in to be the support I needed with our boys while I worked endless 12-16 hour days which was often times 6-7 days a week. Thank you to those who have been patient with me when I’ve been too busy to be able to spend the much needed time nurturing our friendships. Each one of you are the reason that I never gave up. When you start a family with someone, you take on their family too. I literally could not have imagined to gain such incredible (future) in-laws. These humans are truly special. Since the beginning, they’ve accepted me with open arms even though I’m not Armenian (which if you know then you know that’s important); they’ve allowed me to be myself even in areas that it goes against their cultural norms; they’ve pushed me to be a better woman by watching his mother with our entir...e family unit and the wife she is to his father; and most importantly the way they love our kids (and all their children/grandchildren) is a way I’ve never seen before. My honeys mother is the pillar of the family that keeps the family together & fills our family with unconditional love and support. This woman can manage a home and family like no other. All six grandkids could be at her home and not one goes unnoticed, home cooked meals are on the table always, their home is clean, the kids are happy, and she does it with a smile on her face. His father is the epitome of hard work, dedication, and a provider as a man who is still working over time in his late sixties. He is willing to do whatever it takes to ensure his children and grandchildren are taken care of. Even after a 12 hour a day at work, he says Angel relax and plays with my overly energetic boys. There is nothing you ask for that they do not do. And if I’m being honest, usually you don’t have to ask for anything because they are so connected and dive right in to be the support the family needs. They are both the most selfless individuals I have ever met. So grateful for the inspiration they’ve been to myself, my honey, and our children and even more grateful for the outpour of love into our kids. P.S.
