Will a Recession cause a Housing Crash? Many buyers and sellers are concerned and have put plans on hold due to current economic conditions but it is SO important to look at logic, facts and data. This graph (data provided by @corelogicau ) shows that Recession and Housing Crash are not mutually exclusive and here’s why:... The two biggest differences between now and 2008 are that 1. Mortgage guidelines are now heavily enforced to ensure that buyers actually qualify for their mortgages and 2. People have equity in their homes. Over 50% of the homes in the US have 50% or more equity in their properties. This means that even if there is a dip in purchase prices (which is unlikely as inventory is still an issue in most areas) the housing market could withstand the correction. Bottom line- don’t let the media or your emotions get the best of you! Facts are facts!
