When purchasing or refinancing a property the lender will record a deed of trust against the property. This document never goes away and will only be updated if the loan is refinanced, reconveyed or sold. What does change is who services the loan (Wells Fargo, Chase, PNC, etc...). Most often, loans are sold as soon as 30 days after they have been recorded, but as I said above, the deed of trust is not updated. I have been told my life looks like it comes easy. I’m here to tell you it hasn’t. I have a learning disability and had to fight to achieve in school (mind you I grew-up in a high preforming area so my confidence was sometimes hard to find). I worked in an extremely male dominated industry and fought to compete. I struggled to have children and started a career in real estate in 2005 (just in time for the golden days to be ending and the housing crisis to begin) I was often t...old I wasn’t trying hard enough or I shouldn’t try cause I wasn’t smart enough. Maybe having children just wasn’t in the cards for me. I’m here to say with each knock down I picked myself up (with the support of my family & friends) and continued to try. Despite my senior year English teacher telling me not to read Wuthering Heights cause I wouldn’t understand, I did. I needed to take sign language as my foreign language, cause I couldn’t get past Spanish 1 (and lots of other stories but this post is getting long). In the end I get to live this incredible life because I chose to fight, to try one more time. My confidence builds just by trying. I read Wuthering Heights and was proud (even though I didn’t get an A on my book report). I have two beautiful children and I have become pretty successful in my career. My client’s lawyer prepared the deed. The trust was dissolved. The parents don’t want to deal with the process of selling the house. These are all very common responses we get from agents when we have to ask for an affidavit to be signed. Title companies are risk mitigation companies and as much as we want to trust everyone’s word, it is our responsibility to be the neutral third party ensuring all individuals whom may have rights to the property have been addressed, leaving ...no room for question. Work looks so different these days. I’m learning to connect with my clients differently, empower my sales team differently, measure my daily achievements differently and the hardest shift to measure my success differently. Yesterday was one of the most gratifying days I have had in a long time. A few weeks ago I was told local medical professions are short of protective clothing. The nurses, doctors and hospital staff covering the COVID-19 in my opinion are true hero’s and because of this our leadership decided to donate the rest of our 2020 booties to the local hospitals. I was thrilled to have had the privilege of dropping off some of our booties at our local El Camino Hospital (random no value fact, it’s where I was born). This is just one drop of our donation but boy did it feel good.
Just as I was starting to accept the new norm, Santa Clara County released an updated definition of Social Distancing. As you know, the Shelter In Place order has been extended to May 3rd. Our local leadership is remaining extremely cautious in our regulations in an effort to keep our community healthy. CornerStone Title is doing everything we can to adhere to these regulations while supporting our Real Estate community and clients. Here is a quick list of how are conducting ...our day to day business: Offices are currently Closed to the Public Mobile Notaries are going to customers’ homes County recording hours are limited to 8-12 Only online recordings are being accepted as the Recorders office is closed to the public (a few counties are only open for mail in recordings. In these cases CornerStone Title will provide GAP coverage (if accepted by the lender) at no additional cost to the consumer) We are waiving any increase of fees due to changes in our standard way of doing business It is important to note with the restrictions, the timeline for transactions has slowed. Please expect signing, funding & recording to happen within 3 days vs the recent expected turn time of 1 day. All of the vendors are working hard to support your clients and meet the timelines you have set forth in the ratified contracts, however; that may be an expectation that needs to be adjusted. Please reach out to your title & escrow team to best define your transactions specific timeline. Again, we are all doing our best to meet the expectations of our customers but there may be some bumps in the road. We will get through this together by over communication and exercising patience, compassion & empathy for each other. Wanted to share with you a the message we received from Sunita Holzer this morning that I found uplifting. #inthistogether Barking dogs, tighter workspace, children running in and out, technology challengesit’s all happening to us. Last week felt like a yearit was that stressful! But, Mondays are about taking the time to reflect on the previous week and set a better path forward. Just ask yourself two questions: what worked and what didn’t? I’ll share some of what I learned.... Tap your superpowerperspective: How you look at things can victimize or empower you, so I try to focus on the opportunity rather than the difficulty. Look for the upside in a downside situation by separating what you can and can’t control. Then, it’s easier to take the right action. Multitasking: Keep it to a minimum. It is hard not to look at a text that just came in while you are on a virtual call or video. I try to be present for a call and look later. Also, in my experience when responding to an email during a call, I find I am not as clear as I should be or that I make more typos. Embrace the crazy: When you are not in a meeting and need to focus, train your brain! Studies show deep breathing and soft music signals your brain to stay calm, increases concentration and lowers your heart rate and blood pressure. These tips may sound too simplistic, given the complexities we’re all facingespecially for parents working home with young children. I certainly remember having to hide in a corner to get work done when my girls were young. I’ll offer this helpful article and if you’d like to volunteer to start a parent's Yammer group to share other tips, let me know!
